More student accommodation in a former barracks

Anyone new to Regensburg who is looking for relatively affordable accommodation whilst studying will find what they’re looking for at the Studierendenwerk Niederbayern/Oberpfalz (STWNO). There are now twelve student halls of residence in Regensburg, offering a total of 1,738 places; of these, around 36 are designed to be accessible for students with disabilities. Depending on your needs and budget, you can choose from self-contained flats, shared flats and places in shared accommodation; rents currently range from 219 to 612 euros per month.

The halls of residence are spread across the city; five of them alone are situated in the heart of the historic old town. Those who prefer to live near the campus or in a more urban setting in the west or east of the city will also find what they’re looking for here. However, all places are in high demand and snap up quickly.

The newest residential complex in a listed barracks

With its latest housing complex, the Studierendenwerk Niederbayern/Oberpfalz (STWNO) has created 36 new accommodation options for students in a former barracks situated in the immediate vicinity of the OTH Regensburg campus. The development comprises 24 single-occupancy flats, several shared flats and family flats, as well as attractive communal areas.

Where a strict military regime once reigned, right in the heart of Regensburg’s former barracks district, a very different, much freer atmosphere has long since taken hold. After decades of military use, the site is now home to modern office blocks, architecturally impressive corporate buildings, the TechBase and attractive residential blocks – and right in the middle of it all stands the ‘Fort-Skelly-Straße’ building, a new, publicly funded student accommodation complex, which was officially opened in October 2025 with a ceremony attended by guests from the worlds of politics and higher education.

The new residential complex provides much-needed accommodation. Thanks to its proximity to the campus, it is also a place for socialising, learning and cultural diversity – entirely in line with our university development plan.

Prof. Dr Ralph Schneider, President of OTH Regensburg

From a barracks building to a modern residential complex

The building has had an eventful history: built during the Nazi era as an anti-aircraft barracks, it was later used by the US armed forces as ‘Fort Skelly’ and subsequently by the Bundeswehr; the site was transferred to the City of Regensburg in 2011. In 2018, the University of Regensburg acquired the building and leased it to the STWNO, which ultimately undertook the refurbishment. Following an architectural competition in 2019, the firm Neumann & Heinsdorff Architekten carried out the conversion.

Living in a listed building with a sense of community

The residential complex comprises 24 individual flats, ten shared flats and two family flats, as well as spacious communal areas. At its heart is the light-filled colonnaded hall on the ground floor, which serves as a meeting place and venue for events. An adjoining terrace, connected to the landscaped inner courtyard, provides additional space for socialising.

The conversion of this historic building into a modern student hall of residence exemplifies the transformation of the Nibelungen Barracks – from a former military site to a vibrant place for learning, living and socialising.
